How to Sell a Home in a Retirement Community

Being a part of an active adult community is a great way to continue living independently, meet new people, and enjoy resort-quality amenities. Unfortunately for some, it’s not a long-term option. Life happens and sometimes putting your house back on the market is the best choice to make. Here are some things to consider to make selling your home in a retirement community. How to Sell a Home in a Retirement Community

Some places have restrictions on who is allowed to live there so ask your agent or community association if there are any in place. Sun City is an age-restricted community (at least one of the home buyers MUST be 55 or over), so your pool of potential home buyers is going to be smaller than a traditional neighborhood. However, you can use that to your advantage. Georgetown is home to plenty of senior citizens with the census estimating about 30% of residents being over the age of 65. That’s just the permanent residents, there are thousands of snowbirds that flock to Texas during the winter months. One of the top cities for overwintering is Austin which means that Sun City (just 30 minutes away) is in a perfect spot for people looking for warm weather but quieter living away from the city. Learn when most vacationers will be in town and increase advertisements to reach more potential buyers.

Snowbirds are also often looking for low maintenance homes to live in for a few months then leave and lock up. Which makes homes in retirement developments perfect because they are usually smaller than normal houses and require less maintenance. Though Sun City doesn’t provide housekeeping there are neighborhoods that include front yard maintenance. That way owners can relax knowing their front yards will always look good even when they are away.

You should also keep in mind that the age restriction also means peace and quiet from young residents. People under 19 can’t live in Sun City full time, making it good for crazy visits with grandkids but then relaxation once they go home.

When selling a house that is a part of a planned community, it’s important to mention what the Homeowner’s Association does and what the fees cover. At Sun City, each household pays about $1000 a year and the fee covers the use of all amenities in the development (except golf). The HOA takes care of maintaining the amenities and the common areas around the community. They also schedule and host the two annual garage sales that residents can take part in, and as many as 3,000 shoppers come by so it’s a good time to get rid of any unneeded stuff.

Active adult communities are a wonderful place for people who are new to the area or want to meet other seniors. Potential buyers will love that Sun City features a full calendar of events, club meetings, festivals, and outings. These make for great opportunities to meet your neighbors and enjoy their hobbies.

Finally, when selling a home in a retirement community it’s important to keep your house’s personality. When staging, you still want to clean up and make everything look nice but if you take away too many personal touches it makes all properties look the same. Since there is already a demographic looking for retirement houses, you want to make your home stand out. Retirees who are far from family might like seeing family photos or drawings on the fridge to remind them of home.

Selling your home is emotional, you are leaving somewhere that you cared about and made memories. But that doesn’t mean the process needs to be stressful. With help from a real estate agent and these tips, your Sun City house can sell quickly and you can get some money in your pocket.
