Month of August - August recorded 53 closed sales compared with 46 in August 2025, a 15.2% increase. Median sale price rose 7.6% to $390,000 and average sale price increased 7.2% to $424,351. Days on market improved to 57 from 61. Average price per square foot was $214.49, up 1.2% year-over-year and essentially at the $215 benchmark. Inventory stands at 133 active listings, with 55 homes under contract or pending, equal to about 2.5 months of supply. The $1.3 million high sale influenced the upper end.
August YTD - Through the first eight months of 2026, 368 homes sold compared with 309 in 2025, a 19.1% increase. Average sale price increased 1.6% to $415,837 and median sale price increased 2.7% to $385,000. Days on market rose to 68 from 62. Average price per square foot declined 0.7% to $216.31, while median price per square foot declined 2.0% to $211.15. Despite stronger volume and modest price gains, longer marketing times and lower price-per-square-foot measures show buyers remain selective. For more information contact Brian Rugg 512-818-6700.
