Homeowner association fees are $1200 annually as of the publishing of this post. It's important to check with current listings as these prices and fees may change. There is also a one-time working capital fee of $650 paid at closing when you purchase a new property in Sun City.
Items covered by the HOA
Residents have use of all the amenities except for the golf course, the maintenance of all common areas, and maintenance to the twice-annual garage sale. Private or individual garage sales are prohibited by the community restrictions and covenants. Advertising, set up, and teardown of the community garage sale is also included in this.
Residents have the use of two fitness centers. One is located at 2 Texas Dr. and the newest facility is located at 1433 Cool Spring Way. Both facilities include swimming pools both indoor and outdoor, exercise equipment, aerobics studio, and classes. For new members, and orientation is provided. Both facilities offer aerobics and fitness classes each week and new members are given a complimentary consultation with one of their personal trainers. Each household receives two free passes to attend a class of their choice.
Del Webb Yard Maintenance
The homeowner association fees do not cover costs associated with the homes that are on the Del Webb Yard Maintenance Program or golf.
Seven neighborhoods out of the 60 in Sun City are part of a unique, all-inclusive landscaping program. For Garden Homes in neighborhoods 14a, 24a, 25, 30, or cottage homes in 24B1, 24B2, and 33, the homes are automatically on the landscape maintenance program. This requires an annual fee for tree and plant placement, maintenance of the lawn and shrubs, and other maintenance installed by the developer including sprinkler systems, aeration, soil enhancement and fertilization. This additional fee can bump annual HOA fees to about $2900.
Additional Golf
Residents have the option of joining the golf community as well. Sun City features three courses including Legacy Hills, White Wing Golf Clubs, and the newest Cowan Creek course. Each course has its own 9-acre practice range, putting green, clubhouse, pro shop, and lounge. Annual golf passes are available for purchase at the main office and punchcards are available at the pro shop. It's a pay-as-you-go option.
