COMMUNITY UPDATE · OCTOBER 29, 2026

Potential Sun City Texas expansion: what residents should know

Del Webb has released an update addressing possible future expansion and its implications for existing and future residents. The discussion includes access to golf and recreation, meeting and club space, parking, infrastructure and the overall resident experience.

  • Plans are still being developed. Projected home counts remain planning assumptions and may change. The announcement does not establish a final expansion size, amenity scope or delivery schedule.
  • A resident Town Hall is planned. Del Webb says it will explain the opportunities under consideration and take questions. The announcement does not yet provide a meeting date or location.
  • Resident input is part of the proposed process. A Resident Expansion Advisory Task Force would work with Community Association staff and Chartered Clubs to assess current needs and potential additional demand. Its membership, methods, timing and authority are not finalized.
  • Amenities and capacity will be reviewed. Del Webb states that, if expansion proceeds, it intends to develop new amenities. The proposed assessment covers golf, fitness and recreation, meeting space, parking and other issues identified by residents; specific projects and timing are not yet established.
What does the announcement say about annexation and resident approval?

Del Webb cites Article X, Section 10.1 of the CC&Rs as providing certain rights to annex qualifying property, subject to the Declaration and applicable requirements. Its FAQ states that CA member approval is not identified as a requirement under that provision. The proposed task force is advisory. This describes Del Webb’s statement; consult the governing documents for the actual terms.

Why it matters: Possible growth makes amenity capacity, access and community planning relevant questions for both homeowners and buyers. The announcement does not establish an effect on future HOA dues or resale values.

Sun City Texas HOA: frequently asked questions

Start with the questions buyers ask most often. Fee figures below are from the published 2026 schedule.

What are the Sun City Texas HOA dues for 2026?

The published 2026 base assessment is $1,960 per year. The schedule also lists $490 quarterly and $163.33 monthly. Some homes have an additional landscape-maintenance assessment, so the base assessment may not be the home’s total Association cost.

What does the HOA fee cover?

Your HOA fee helps operate and maintain Sun City’s shared facilities and common areas. Residents have access to approximately $100 million worth of community facilities, with their resident badge providing access to fitness centers, pools and other community amenities as part of everyday life.

The facilities are included; clubs charge modest annual membership dues to support their activities and incidental expenses. This applies to interests such as the men’s golf association, stained glass, photography and woodworking. A fitness class may also have a nominal fee to pay the instructor. Golf greens fees are separate and are not included in the HOA fee. A golf association’s membership dues do not cover greens fees.

Explore our clubs, SIGs and interest-group guide to see the range of activities available.

Why do some homes have higher Association fees?

The 2026 schedule lists additional landscape-maintenance assessments for Garden neighborhoods 14A, 24A, 25 and 30, and Cottage neighborhoods 24B1, 24B2 and 33. These additional assessments range from $1,266 to $1,740 annually, bringing the listed combined annual dues to $3,226–$3,700. The amount depends on the home’s neighborhood; the dues chart above shows each category.

Is golf included in the base HOA dues?

The published 2026 schedule lists golf charges separately from HOA dues. It lists an annual golf pass at $4,843, with a combo pass and several punch-card options also available. See the golf section of the dues-and-rates document for the 2026 options.

Can dues be paid monthly or quarterly?

The 2026 schedule includes annual, quarterly and monthly dues figures and lists bank ACH draft dates. Contact Association Billing to establish or change a payment arrangement and confirm the amount for the particular property.

Where can I read the CC&Rs and community rules?

The Community Association’s Community Standards resources include links to the CC&Rs, Rules and Regulations, Design Guidelines and other community documents. This is the official source for the posted governing documents.

Where do I start if I want to add a fence, patio or change the landscaping?

The Association’s resources page provides Design Guidelines, a modification-request link and project worksheets for fences, patios, landscaping, solar systems and other exterior work. Review the guidelines and modification resources early in your planning so you can identify the requirements for your project.

How can I get a plot plan for a property?

The Association’s resources page includes a Plot Plan request link. Its instructions say to request the plan by email and put the project address in the subject line. Open the Association resources and choose “Plot Plan.”

Who can answer a question about dues or billing?

The 2026 dues document lists Association Billing at Billing@sctexas.org or 512-948-7714. Rugg Realty can help you identify the questions to ask about a particular home; contact Brian at 512-818-6700.
