Month of October 2016 –   Congratulations to the World Champion Cubs!  108 years in the making is sweet.  Sales of 32 units was just one behind last year, a 3% decrease.  Average sale price and median sale price were up 5.7% and 7.1% respectively over prior year.  Entry level sale price was up 13.3% vs one year ago. A solid month of sales any way one looks at it. Looking ahead to November 2016, there are 44 re-sale homes currently Contingent or Under Contract/Pending compared to last year’s 33 sales in October 2015. We should see unit volume sales in excess of last year.

 

October YTD 2016 - Unit sales are 9 short of one year ago, a 2.4% decrease. This is shortfall is remarkable since the number of properties under contract monthly exceeds the prior year sales consistently. We know closings are taking longer to process and that seems to explain the shortfalls we have seen this year. Average sale price is $284k up 3.7% over prior year.  All price categories are ahead of last year.  Reminder – a custom home sale is skewing the high-end sale results.
