Sun City Texas is unique when it comes to real estate because this is an active adult community. There are rentals, resell units and several new home developments. Often referred to as “the Original Fun City”, Sun City is home to about 14,000 residents and is part of the Sun City chain by Del Webb. It is a retirement communities and popular with snowbirds and permanent residents alike. Only one of a couple need be over 55 to live here.

The idea behind Sun City is to create an entire community dedicated to those 55 and over with a more leisurely lifestyle and now, for over 50 years, Sun City has flourished as the leader in active adult communities, neighborhoods and regions. 

Sun City Texas was launched in 1994 and covers over 4100 acres just north of Georgetown Texas about 35 miles north of Austin. It is home to about 7500 properties.

New homes in Sun City range anywhere from $190,000 to over $600,000 on average. These can be single-family homes, duplexes or multi--plexes part of a larger community. Several homes require monthly homeowner’s dues but not all. There are several new construction properties as well starting at about $210,000.

Del Webb offers about 10 inspired home designs and offers a wide range of amenities including three championship, 18 hole golf courses, to state-of-the-art fitness centers, six pickle ball courts, 12 tennis courts, a billiards facility, arts and Crafts Ctr., Lakeside amphitheater, resort style swimming pool, softball field, community gardens and a dog park. Nearly all of these homes are single-story and offer a variety of amenities such as a workout facility. 

There are typically 80-100 homes for sale throughout the Sun City community at any given time. Home prices have risen and fallen with the economy and the median sales price is currently $320,000 as of the publishing of this page. The median price per square foot is $160 and the median rent is $1700 per month. (This is at the time of posting and may vary greatly depending on the time of year.) Sun City shows a 16% year-over-year rise over the last couple of years and a 14% rise in median rent per month.

80% of residents in Sun City are homeowners with the median age of 73. 49% are single residents. With golf, entertainment, fine and casual dining, plus many other amenities, Sun City makes an amazing place for retirement or any active adult looking for an affordable home either permanently or as a second home for vacation. With temperatures between 60° and 90° on average, Sun City makes a wonderful place to call home.
